Winters & Hirsch advises on sale of residential and retail building with Rossmann store in Krefeld

The Berlin real estate agent Winters & Hirsch has exclusively advised a Berlin-based wealth management firm on the sale of one of their properties, this time a residential and retail building in the city of Krefeld. The property went to a private investor from Kleve.

The sold property is located at Schulstraße 4, 6 in Krefeld’s Hüls area. Anchor tenant is Dirk Rossmann GmbH, the operator of a German-wide drugstore chain.

Completed in 1984/1985, the three-storey building has 8 residential units and 2 retail units on approx. 1,291 sqm of total rental space. The approx. 1,106 sqm grounds come with 3 parking garages and 4 additional parking spaces.

The mixed-use property enjoys a prime location in the Hüls area, directly opposite the market place with the historical town hall and the head office of the Sparkasse Krefeld.

Besides the exclusive sales mandate from the seller, Winters & Hirsch also advised the buyer on the transaction. This latest transaction marks the sale of the last of the seller’s three properties in North Rhine-Westphalia, all of them concluded in 2017.

The parties have agreed not to disclose the purchase price. The seller was advised on tax issued by the Berlin team of Baker Tilly.

Winters & Hirsch advises on sale of retail property in Hohenstein-Ernstthal (Saxony)

The Berlin real estate agent Winters & Hirsch has brokered the sale of an approx. 12,600 sqm development site in Hohenstein-Ernstthal (rural district of Zwickau) in the German state of Saxony to a property developer based in Berlin. Seller of the property Am Bahnhof 2-5 is an affiliate company of a listed public company.

 

Situated close to the city centre, the property is improved with a completely vacant, approx. 4,000 sqm office building which is earmarked for demolition to make way for a new development.

 

The buyer plans a brand new local shopping centre for Hohenstein-Ernstthal. The development, which is to be made up of some 4,000 sqm of supermarket space, has already been sold by the Berlin developer to a German retail group as owner-occupier.

 

Hohenstein-Ernstthal is located directly on the A4 motorway, near the cities of Gera and Chemnitz. The district town of some 15,000 inhabitants is best known for its motor racing course, Sachsenring, which hosts the German race of the MotoGP, among other events.

 

Winters & Hirsch had been instructed by the seller to market the property, and also advised the Berlin buyer on the acquisition.

Winters & Hirsch brokers sale of Penny Discount Market in Kelbra to Deutsche Konsum REIT-AG

Real estate agent Winters & Hirsch has advised a private investor from Hamburg on the sale of the retail property Jochstr. 2 / Storkeyplatz in Kelbra, a town of around 3,500 in the rural district of Mansfeld-Südharz in Saxony-Anhalt to Deutsche Konsum REIT-AG.

The discount market, currently the only shopping facility of this type in the town centre, is let to Penny-Markt GmbH (Rewe Group).

Completed in 1993, the property lies in an urban conservation area, and has approx. 930 sqm of floor space, including approx. 700 sqm of sales space. The plot covers approx. 1,000 sqm.

Idyllically located near the Kelbra Dam and the Kyffhäuser Monument, the town draws numerous tourists and daytrippers.

The real estate agent Winters & Hirsch has advised a private investor from Hamburg on the sale of a residential, office and retail building in Saxony-Anhalt to Deutsche Konsum REIT-AG.

The property, the Luisen-Center, is situated at Luisenstr. 18 a-k / Am Plattenberg in Hettstedt in the rural district of Mansfeld-Südharz (Saxony-Anhalt). A town of approx. 15,000, Hettstedt is located in the eastern foreland of the Harz Mountains, approx. 40 km northwest of Halle (Saale). Formerly a centre of the copper mining industry, Hettstedt’s economy is today largely driven by non-ferrous metallurgy.

Anchor tenant with approx. 894 sqm is the Penny-Markt GmbH (Rewe Group). The fully let property has a total of 8 retail units, 5 office/practice units as well as 4 residential units on a total floor space of 2,780 sqm.

Completed in 1995, the Luisen-Center lies in the urban conservation area ‘Ortskern Hettstedt‘. The centrally located corner plot has approx. 5,146 sqm.

RATISBONA Handelsimmobilien acquires Heide-Center in Schwarzheide – Winters & Hirsch advises

Regensburg: RATISBONA Handelsimmobilien, the East Bavarian retail property specialist, has added the specialty retail center Heide-Center at Schipkauer Str. 13 in Schwarzheide (German state of Brandenburg) to its own portfolio in July 2017. The property was sold by the Berlin-based open-end real estate fund IF Immobilien Verwaltungs GmbH & Co. Anlage KG. The parties have agreed not to disclose the purchase price.

The Heide-Center was constructed in 1996 and comprises a total of approx. 10,422 sqm of rental space. The major part, approx. 9,309 sqm, of the fully let property is dedicated to retail space. The remaining areas accommodate offices and a gym. The main tenants include REWE, ALDI, Rossmann, TEDI, Ernsting`s Family, and Hammer. The approx. 26,000 sqm grounds include a car park with 320 parking spaces. The specialty retail centre benefits from its immediate proximity to BASF Schwarzheide GmbH, the largest employer in the region. In addition, the adjoining commercial estate, Gewerbegebiet Süd, is home to numerous smaller companies. The infrastructure is also on the plus side. The A13 motorway (entries Schwarzheide and Ruhland) is only a short drive. The motorsport circuit EuroSpeedway Lausitzring is situated north of Schwarzheide.

Berlin: Centerscape acquires high street unit at Hackescher Markt – Winters & Hirsch advises

The real estate agent Winters & Hirsch has advised Centerscape on yet another acquisition. Seller of the high street shop unit in the German capital is the Berlin-based United Land GmbH.

The unit with approx. 206 sqm of retail space in the residential and retail building Oranienburger Str. 12 in Berlin (Mitte) is let to G-Star RAW. It’s the first store the Dutch retail chain, which specialises in exclusive designer fashion, had opened in Berlin.

Orginally built ca. 1884, the listed property in the historical Spandauer Vorstadt area was modernised in 2003.

The parties have agreed not to disclose the purchase price and further details of the transaction.

The transaction marks the first acquisition of a high street retail property in the Greater Berlin Area for Centerscape. Since being established in 2007, the company has built an impressive real estate portfolio of 155 assets, including 14 in the Greater Berlin Area. The portfolio represents a total investment volume of currently around 685 mn. euros. Centerscape’s dynamic and goal-oriented team of 60 in-house experts is focussing on the further growth of the company, acquiring upmarket retail properties in Germany, Poland, and the Czech Republic. Properties in prime retail locations and main traffic nodes, retail buildings and ground floor retail units occupied by fashion retailers, pharmacies, organic supermarkets, banks, gastronomy, etc. are all part of the company’s investment profile.

The purchase contract was notarised by notary Dr. Volker Dickersbach of Neumann + Dickersbach, Berlin.

The seller was legally represented by the Berlin law firm of Fuhrmann Wallenfalls; the buyer was represented by Wirtschaftskanzlei GSK Stockmann.

 

 

Winters & Hirsch advises on sale of EDEKA market at SAPPHIRE to Centerscape

Centerscape has acquired the 13. property in the region. The latest acquisition, a retail unit on the ground floor of the SAPPHIRE in Chausseestraße, comes with a long-term lease contract with EDEKA, the food retailer.
The property was sold by a joint venture of the two Berlin property developers econcept and Minerva.
Winters & Hirsch has successfully advised on the sale.
The property is situated at Chausseestr. 43 / Schwartzkopffstr. 1 in Berlin’s Mitte district, opposite the new headquarters of the Federal Intelligence Service.
Completed in February 2017, the SAPPHIRE is of particular architectural importance for the Mitte district and Berlin. It is the first residential building in Germany designed by New York star architect Daniel Libeskind. The silver-bluish ceramic titanium facade and the asymmetric cubature are going to lend a whole new quality to the Chausseestraße area. A unique residential and retail building, the SAPPHIRE is an architecture landmark resembling the cutting and sparkle of a sapphire.
The new property has 73 condominiums, including penthouse apartments, as well as the retail unit on the ground floor with approx. 1,100 sqm sold by Winters & Hirsch. The basement parking garage holds 32 cars.

Real estate agent Winters & Hirsch has exclusively advised a Berlin wealth management firm on the sale of a retail property in Krefeld (North Rhine-Westphalia) to RATISBONA.

The retail market, a Netto Marken-Discount, is located at Mühlenweg 20-22 in Krefeld’s Hüls area.

Erected in 2003, the market has approx. 930 sqm of total rental space. The approx. 4,013 sqm plot accommodates around 82 parking spaces.

RATISBONA plans to revitalise the property in the medium run.

Hennigsdorf retail property snapped up by Family Office from Israel

Winters & Hirsch has advised CD-Inter-Immobilien GmbH based in Wandlitz on the sale of a retail property located at Bahnhofstraße 2 / Dorfstraße 44 in Hennigsdorf in the rural district of Oberhavel (German state of Brandenburg) to a Family Office from Israel.

Constructed in 2010, the building enjoys a central location in the town of Hennigsdorf. The approx. 535 sqm of retail space is let to Getränke Hoffmann, the beverage chain, on a long-term basis. The property also has two residential units on the upper floor with a combined floor space of approx. 190 sqm. The approx. 2,030 sqm plot comes with 15 parking spaces.

Located immediately north-west of Berlin, Hennigsdorf has around 26,300 residents. The town’s idyllic situation on the river Havel amidst woods and meadows, as well as excellent transport links make it a sought-after residential address and a popular destination for daytrippers.

Winters & Hirsch had been instructed by the seller to market the property, and also advised the buyer on the transaction, for whom this latest deal was the fourth Getränke Hoffmann beverage market bought through Winters & Hirsch.

Winters & Hirsch brokers sale of Columbushaus in Dresden to Family Office

Acting in sole agency for ARCAP Beteiligungsverwaltung GmbH & Co. COLUMBUSHAUS Immobilien-Fonds VII „Dresden, Berliner Straße“ KG, the Berlin real estate agency Winters & Hirsch has successfully brokered the sale of the Columbushaus, an office property in the Saxon capital, Dresden.

The prominent corner building at Berliner Straße 1-13 / Löbtauer Straße 4-6 in Dresden’s Friedrichstadt area was sold by restricted tender to a well-known Family Office from Germany. The purchase price was not disclosed. The transaction was finalised in August.

Built in 1993, the former seat of the Dresden local and regional court comprises approx. 21,100 sqm of lettable space, most of it for office use. The ground floor has approx. 2,000 sqm of retail space. The property comes with 180 basement parking spaces and an outdoor parking lot holding 70 cars. The plot has approx. 13,000 sqm. The vacancy rate is approx. 50 percent.

Situated close to Friedrichstadt and Mitte stations as well as the inner-city ring road, the Columbushaus enjoys excellent transport links. The historical town centre with the Semper Opera House and the Zwinger is within walking distance.
