RATISBONA acquires Netto store in Krefeld

Real estate agent Winters & Hirsch has exclusively advised a Berlin wealth management firm on the sale of a retail property in Krefeld (North Rhine-Westphalia) to RATISBONA.

Completed in 2003, the 930 sqm discount food store, a Netto Marken-Discount, is located at Mühlenweg 20-22 in Krefeld’s Hüls area.

The plot has approximately 4,013 sqm and accommodates around 82 parking spaces.

RATISBONA plans to revitalise the property in the medium run.

Besides acting for the seller with an exclusive mandate, Winters & Hirsch also advised the buyer on the transaction.

The parties have agreed not to disclose the purchase price.

Hennigsdorf retail property snapped up by Family Office from Israel

Winters & Hirsch has advised CD-Inter-Immobilien based in Wandlitz on the sale of the retail property Bahnhofstraße 2 / Dorfstraße 44 in Hennigsdorf in the rural district of Oberhavel (German state of Brandenburg) to a Family Office from Israel.

The 2010 building enjoys a central location in the town of Hennigsdorf. The approx. 535 sqm of retail space is let long-term to Getränke Hoffmann, the beverage chain. The property also has two residential units on the upper floor with a combined floor space of approx. 190 sqm. The approx. 2,030 sqm plot comes with 15 parking spaces.

Located immediately north-west of Berlin, Hennigsdorf has around 26,300 residents and enjoys an idyllic situation on the river Havel amidst woods and meadows. The location, combined with the town’s excellent transport links, makes Hennigsdorf a sought-after residential address and a popular destination for daytrippers.

Acting on instruction from the seller to market the property, Winters & Hirsch also advised the buyer on the transaction, for whom this latest deal was the fourth Getränke Hoffmann beverage market bought through Winters & Hirsch.

The buyer was represented by PwC Legal.

Winters & Hirsch brokers sale of Columbushaus in Dresden to Family Office

Acting in sole agency for ARCAP Beteiligungsverwaltung GmbH & Co. COLUMBUSHAUS Immobilien-Fonds VII „Dresden, Berliner Straße“ KG, the Berlin real estate agency Winters & Hirsch has successfully brokered the sale of the Columbushaus, an office property in the Saxon capital, Dresden.

The prominent corner building Berliner Straße 1-13 / Löbtauer Straße 4-6 in Dresden’s Friedrichstadt area went by restricted tender to a well-known Family Office from Germany.

The parties have finalised the contract in August. They have agreed not to disclose the purchase price.

Completed in 1993, the former seat of the Dresden local and regional court comprises approximately 21,100 sqm of lettable space, mainly offices. On the ground floor, there is 2,000 sqm of retail space.

The basement parking garage has 180 spaces; the outdoor car park has 70. The plot covers approximately 13,000 sqm.

The vacancy rate is around 50 per cent.

Situated close to Friedrichstadt and Mitte stations and the inner-city ring road, the Columbushaus enjoys excellent transport links. The historic town centre with the Semper Opera House and the Zwinger is nearby.

Appointed by the seller and the financing bank, Winters & Hirsch managed the tendering procedure as a sole agent. Noerr LLP has advised the seller on legal issues.

Winters & Hirsch advises on sale of residential building in Berlin to private investor

The Berlin real estate agency Winters & Hirsch has advised Deutsche Wohnen AG on the sale of a residential building in Berlin’s Lichtenrade area (Tempelhof-Schöneberg district). An unnamed private individual, who is on the board of a real estate firm, has bought the property.

Completed in 1984, the two-storey, fully occupied building is situated on Im Domstift. The property comprises four residential units with approximately 357 sqm of rental space and 1,089 sqm of outdoor space.

The property went for 18 times the net annual rent plus purchasing costs. The parties have agreed not to disclose the purchase price.

The southernmost area of Tempelhof-Schöneberg district, Lichtenrade borders on the rural district of Teltow-Fläming in the state of Brandenburg. The property sold lies in a quiet, leafy residential area close to the old village core and Lichtenrade public park. The nearby B 96 trunk road ensures fast road links.

Beverage store in Berlin goes to Family Office from Israel

The Berlin-based real estate agency Winters & Hirsch has advised PPC Immobilien UG from Weißenhorn (Bavaria) and STO Gruppe from Karlsruhe (Baden-Württemberg) on the sale of a beverage store in Berlin’s Pankow district to a Family Office from Israel.

Completed in 2005, the single-storey, fully occupied property at Blankenburger Chaussee 81-82 has approx. 500 sqm of rental space. The approx. 2,336 sqm plot accommodates around 20 parking spaces.

Sole, long-term tenant is Getränke Hoffmann GmbH. The beverage retailer is part of Radeberger Gruppe and currently operates approx. 195 stores in Berlin and Brandenburg.

Karow, an area in the north-eastern district of Pankow, is situated directly on the border with the state of Brandenburg. The property sold lies on a busy main road within a wide-spread residential area that retains most of its rural character.

Foreign Family Office acquires beverage store in Panketal near Berlin

The Berlin-based real estate agency Winters & Hirsch has advised PPC Immobilien UG from Weißenhorn (Bavaria) and STO Gruppe from Karlsruhe (Baden-Württemberg) on the sale of a beverage store in Panketal (rural district of Barnim, state of Brandenburg) to a foreign Family Office.

The single-storey, fully occupied property has approximately 890 sqm of rental space. The building was completed in 1996 and refurbished in 2015. The plot measures around 2,520 sqm and accommodates 38 parking spaces.

Long-term tenant is Getränke Hoffmann GmbH. The beverage retailer is part of Radeberger Gruppe and currently operates approx. 195 stores in Berlin and Brandenburg.

Panketal has about 20,000 residents and is situated just northeast of Berlin. Direct access to motorways and the Berlin S-Bahn network, an idyllic location close to Barnim Nature Park and a family-friendly infrastructure make the community a sought-after residential address.

Winters & Hirsch advises on sale of denn’s Biomarkt in Berlin to Family Office from Israel

Winters & Hirsch has advised the Berlin-based property developer Terragon on the sale of a retail unit in co-ownership to a family office from Israel. The long-term retail tenant is denn’s Biomarkt.

The retail unit with approx. 500 sqm is part of the new-build residential and retail complex DÖRPFELDEINS on the corner of Dörpfeldstraße 1 and Adlergestell 259 in Berlin’s Adlershof area (Treptow-Köpenick district). Completed in March 2016, the modern complex comprises 55 residential units and two retail units with approximately 2,950 sqm.

The DÖRPFELDEINS has a prominent corner location opposite Adlershof S-Bahn station. The neighbourhood, a busy high street with plenty of well-known retailers, is popular with locals, students, and professionals working at the science and research facilities situated in Adlershof.

Winters & Hirsch has brokered the sale of the retail unit in cooperation with the Berlin-based Profi Select Coriolanus GmbH, which had also marketed the residential units for Terragon as the sole agent.

The buyer was represented by the law firm FPS.

The parties have agreed not to disclose the purchase price.

Private investor from the US acquires residential and retail building in Berlin

Acting on instructions from a listed real estate company, Winters & Hirsch has brokered the sale of a mixed-use residential and retail building on Gotzkowskystraße in Berlin’s Moabit area (Mitte district) to a private investor from the United States.

The fully occupied building dates from 1907 and has 21 residential units distributed over 911 sqm and two commercial units on the ground floor with approximately 143 sqm. The rental space in the building amounts to 1,054 sqm approximate. The property has around 452 sqm of outdoor space.

The parties have agreed not to disclose the purchase price. The multiplier is 18.3 plus purchasing costs.

The property forms part of the Turmstraße conservation area created in 2011. An up-and-coming neighbourhood in the sought-after Moabit area, Gotzkowskystraße connects Moabit with the swank Charlottenburg area.

The notary Michael Ch. Bschorr of the Berlin-based law firm Wollmann & Partner has notarised the contract.

Hoechst pension fund acquires REWE consumer market near Berlin

Acting as sole agent, Winters & Hirsch has advised a Berlin property developer on a forward deal to sell a brand-new REWE consumer market in the federal state of Brandenburg.

The property, Berliner Damm 169 in the community of Blankenfelde-Mahlow (rural district of Teltow-Fläming), went to the Frankfurt-based Pension Fund of the Employees of the Hoechst Group, VVaG.

The new-build consumer market with approximately 2,500 sqm of rental space opened in June 2015. The 10,230 sqm plot accommodates around 110 parking spaces. REWE is the sole tenant of the property.

Instructed by the seller to market the retail property as sole agent, Winters & Hirsch also advised the buyer on this forward contract.

The Frankfurt-based law firm REUTER Rechtsanwälte has represented the buyer.
