The experts at the Berlin-based real estate agency Winters & Hirsch have acted as sole agents in advising a Frankfurt pension fund on the purchase of a retail property in Karlshagen on the island of Usedom by way of a forward contract.

Completion of the property was in October 2022. The tenant, Netto Marken-Discount AG & Co. KG, has signed a 15-year lease with a 3/5-year extension option.

Karlshagen is a seaside resort with a population of around 3,100 on the Baltic coast. The coastal town on the island of Usedom is part of the rural district of Vorpommern-Greifswald.

The brand-new Netto Marken-Discount store is located at Hauptstraße 87 in a residential area south of the town centre. The retail chains Edeka and Penny are located in the immediate vicinity.

The property has a total lettable area of approximately 1,100 sqm. The plot has a total size of approximately 4,000 sqm.

Winters & Hirsch was appointed by the seller as sole agent to market the property and also advised the buyer on the transaction. The purchase contract was notarised in April 2021.

The seller was a property developer based in Seehausen.

The parties have agreed not to disclose the purchase price.
